I call these the 3 Ps, and they are the foundation of every successful listing. When a home continues to sit on the market and the days keep adding up, the cause almost always leads back to one or more of them.
Before you start second-guessing your home or the decision to sell, take a closer look at each area and figure out where the disconnect may be coming from.
Is It the Price?
Start by looking at the price. If the home is not priced appropriately for the current market, a price reduction may be necessary. Buyers are researching comparable homes before they ever schedule a showing, and if your listing is priced above similar properties in the area, many will move on without taking the next step. Adjusting the price can bring new attention to the listing and prompt buyers who passed on it before to take another look.
Is It the Presentation?
Next, consider how the home is being presented. Is it clean, well-maintained, landscaped, decluttered, and properly staged? Each of these details shapes a buyer’s impression as they walk through the home. Clutter can make rooms feel smaller and distract buyers from the home itself. Odors are often overlooked, but they can affect how long buyers stay and how they feel during the showing. Curb appeal also sets the tone before anyone steps inside. If one or more of these areas need attention, that may be affecting buyer interest.

Is It the Promotion?
Promotion is the third piece of the puzzle. Your agent should be marketing the home across every major platform available, including the MLS, home search websites, social media, and direct outreach through their professional network.
The goal is to put the listing in front of as many qualified buyers as possible. If the home is only being promoted in a limited number of places, there is a good chance buyers are missing it entirely.

Review Your 3Ps When Selling Your Home
If your house has been on the market for more than 30 days, revisit the three Ps: price, presentation, and promotion. One of these areas is usually holding the listing back, and identifying the issue gives you a direction to move in.
Leaving the home on the market without making adjustments can cause buyers to overlook the listing as time passes.
