Put Up Signage the Day Of and Go Beyond the Yard

A yard sign is expected, but it should not be the only one you use. Get the Listing Into the MLS and Every Mass Market Website

Once your property is in the MLS, it can feed out to Zillow, Trulia, Realtor.com, Homes.com, and other major platforms buyers use. This allows you to enter the listing once and reach a wide audience without reposting it across multiple sites.

Most buyers begin their search online before contacting an agent. If your listing does not appear on those platforms with professional photos and detailed information, you lose interest before the first showing.

Reach Out to the Neighbors Before the Open House

This step is often overlooked, yet it can be one of the most productive parts of your open house strategy.

Neighbors stay connected, and many have friends, coworkers, or family members who may be interested in moving to the area or into that specific neighborhood. They already know what makes the neighborhood appealing, and when they talk about it, their words tend to resonate more with people than a written listing description.

Before the open house, I reach out to the surrounding neighborhood and gather contact information from nearby residents. I then send a brief, friendly message to let them know about the event and ask them to share it with anyone looking in the area. A simple heads-up like this can expand your reach beyond traditional marketing.
