I’ve seen a lot of agents overcomplicate things. They spend so much time trying to do everything “right” that they forget the most important part: just getting things done.
KISS, Keep It Simple, Stupid. It’s honestly the best advice I can give to anyone in real estate. You don’t need every fancy tool, the perfect branding package, or an elaborate setup before you get to work. You just need to take action.
The agents who find success are usually the ones who figure this out early and stop waiting for everything to be perfect.
What I See New Agents Doing Wrong
I notice a lot of new agents fall into the same patterns. They’ll spend weeks tweaking their websites. They’ll hire designers for logos, focus on perfecting their social media profiles, and take endless photos trying to get the perfect headshot.
Then there’s the research trap. Agents will research marketing strategies for days and read every blog post about lead generation. It feels like work. It looks like work. But it’s not the kind of work that actually moves the needle.
I’ve seen agents spend months building what they think is the perfect system, only to feel discouraged later because they haven’t closed a single deal. Meanwhile, another agent who started around the same time just got to work, calling their sphere, following up, and closing deals.
What I Actually Use Every Day
You want to know what tools I use every day to run my business? I keep it simple. I use my phone, my database, and my calendar. That’s it. I’m not saying other tools can’t help, but if you’re stressing about which CRM to buy or what marketing platform to use, you might be focusing on the wrong things.
My phone is where most of my business happens. I call people, text people, and follow up with people. That’s where connections are made. Real estate is still about relationships, and relationships grow through real conversations.
My database includes everyone I’ve ever met, talked to, or worked with. Every single person goes in there. It’s incredibly valuable. This is the one thing I always tell agents: build your database. It doesn’t matter if you use a spreadsheet, a notebook, or a CRM.
My calendar keeps me organized. I schedule everything so nothing slips through the cracks. Client meetings, call blocks, follow-ups, showings, open houses.
No complicated systems, no endless setup, no overthinking. Just consistent action every single day. The tools don’t make you successful. What you do with them does.
Stop Talking. Stop Planning. Just Do It.
Focus on the basics: conversations, follow-ups, and consistency. Talk to people about their real estate needs. Follow up regularly. Show up for your clients, prospects, and network every day. That’s what builds a business.
You’ll learn far more by doing than by planning. You can read every book and watch every training video, but nothing replaces real experience. You’ll figure things out as you go, make adjustments, and improve with each step.

The KISS method has made a bigger impact on my business than any tool or lead system ever could. It might not sound exciting, but it works. And at the end of the day, that’s what really matters.
Keep your focus clear, your tools minimal, and your actions consistent. Avoid getting sidetracked by every new idea or trend. Master the basics, and you’ll be surprised how far that alone can take you.
